Policies

No-smoking
There are no exceptions to this rule. Smoking is not permitted in any part of the building, including the condos, lobby, hallways, parking garage or on the lanais. Please do not reserve a condo if you can't respect this. Some of our guests are allergic to smoke and we need do do everything in our control to respect their comfort level. A $350 cleaning fee will be added to your bill if smoke is detected in the condo during your stay or upon your departure.

This policy includes electronic cigarettes/vaping pens as well.

Pets
Pets are not allowed in the condos or in the common areas of the building at any time.

Reservations Deposits
For reservations and deposits made directly through WaikikiView.com and StayInWaikiki.com: reservations are subject to an advance deposit of $100 to be made at the time of booking a condo directly with waikikiview.com or stayinwaikiki.com.  This deposit is non-refundable in case of cancellations after a reservation has been made.  This deposit is deducted from your room bill with the balance of your reservation due 7 days prior to your visit.  Stays greater than 30 days will require a $250 non refundable deposit.  This deposit is also deducted from your final room bill and due 7 days prior to your arrival.
If your booking/payment was made using one of the full-service vacation rental systems ( Expedia and their partners, Booking.com and their partners, airbnb, flipkey, homeaway etc ) their payment policies will apply.

Security Deposit
Credit card information on file is required as a security deposit for all rentals, regardless of final payment method. Tenants are responsible for all damages and for missing items including towels and linens. Damage and breakage caused by a tenant should be reported immediately. Renters assume liability for any damage to condos or contents.

Cancellations
All cancellations must be in writing (email OK). Advance deposits for rentals is $100 for a less than 30 day rental, and $250 for any stays longer than 30 days and are forfeited upon cancellation outside of 30 days of arrival.  Cancellation within 30 days of scheduled arrival date, will incur a minimum  of 2 nights penalty and up to an entire stay is due, plus the $100/$250 reservations deposit will be forfeited.  This is up to the discretion of waikikiview.com/stayinwaikiki.com. Depending on the season, length of notice within the 30 days, can result in the entire rents due for the reservation.  If your booking/payment was made using one of the full-service vacation rental systems ( Expedia and their partners, Booking.com and their partners, airbnb, flipkey, homeaway etc ) their cancellation policies will be applied.

Changes to your Reservations
If you require a change to your reservation please let us know as soon as possible. Changes to your existing reservation will be subject to a $25 charge if the change is made within 30 days of your check-in date. Acceptance of a change is at Waikiki Ocean View Condos discretion and will be stated in writing. A three-night minimum exists for all stays if you decrease the length of time of your existing reservation. Additionally, a change in the length of your stay will alter the rate shown on your Invoice as posted on the Rate Schedule.

No-show
We are a small company and cancellations and no-shows affect us greatly! We understand that certain circumstances occur which may require you to cancel your reservation at the last minute. Instead of not showing for your check-in and honoring your reservation, we ask that you PLEASE let us know AS SOON AS POSSIBLE in the event you do need to cancel, so we may be able to still rent the condo on a last-minute basis. This is the only way we can assure the quality and continue offering discounted rates for our future guests.

Delayed and/or No Arrival
In the event your flight is canceled or delayed for whatever reason and you do not arrive on your scheduled day, you will still be responsible for the entire reservation amount as shown on your Invoice and Confirmation. Waikiki Ocean View Condos will not be held responsible for missed nights.

Inability to Contact You
Approximately four weeks prior to your check-in date we will contact you to verify your flight information and and arrival time so we can coordinate your check-in to the condo. In the event you do not respond to emails or telephone calls prior to your arrival, we will assume you are not honoring your reservation and will make your travel dates available to other guests. Your deposit payment will not be refunded.

Cleaning Fee
A one-time, non-refundable $125 plus taxes cleaning fee will be added for all stays for up to two guests per condo for the one bedroom condo ($85 plus taxes cleaning fee for the studio condos), based on two guests staying in the condo. An additional cleaning fee of $10 per guest will be added for each additional guest per night. Guests are expected to leave the condo neat and tidy to avoid additional charges for major cleaning and damages. An additional cleaning fee will be charged to your account if the condo is not left neat and tidy after your departure.
Short Stays
A request for a short stay less than seven nights will be offered if the check-in date is less than three months in the future. Short dates will be offered when they fill an acceptable gap in the reservation schedule as posted online. Please email us your request and well do our best to accommodate your stay.

Flying Standby
If you are planning on flying standby please let us know ahead of time. Due to the uncertain availability of seats on flights, we will most likely mail you a set of keys with instructions so you can check yourself into the condo when you arrive. We will arrange to meet you the following day to settle any balances on your account. Standby guest are responsible for the condo fees if you are unable to get on a flight.

Hawaii Tax Code Revisions
Taxes added to each booking include General Excise Tax (4.712%) and Transient Accommodations Tax (10.25%) for a total of 14.962%. This is the current tax rate and will show as an additional item on your Invoice. In the event you have a confirmed booking, there is a possibility your tax amount may change prior to your arrival due to potential revisions in the Hawaii State Tax Code. Waikiki Ocean View Condos will not be held responsible in the event there is a change in the required taxes, and by law must pass this increase onto the customer. A revised Invoice and Confirmation will be emailed or mailed to you prior to your arrival in the event such an increase goes into effect.

Damages to Condo or Contents
Guests are responsible for all damages to the condo and/or its contents and will be charged for repairs and/or replacement of all items damaged during your occupancy. We make every attempt to replace broken items with like or similar items, but in the event an item cannot be repaired or a part replaced, the guest is responsible for the cost to replace the entire item.

Daily Cleaning
There is no daily housekeeping service. For your convenience, extra linens and cleaning supplies are provided. Guests are requested to leave the condos neat and tidy upon departure. Washing of bed linens and towels prior to departure is not required. Card-operated laundry facilities are located on each floor in the Marine Surf. The laundry card is funded by using the machine located in the lobby next to the mailboxes.  The laundry card is provided ($0 balance) and must be left in the condo when you check-out. A charge of $20 will be debited from your account if you fail to leave the card or the card is lost. (Waikiki Banyan and Waikiki Sunset guest will use coin operated laundry, located on each floor). Our condo buildings do have sensitive plumbing. Therefore, we ask you only dispose of liquids in the kitchen garbage disposals. (Do not dispose any solid items such as rice, fruit peelings, potato skins or any other solids in the disposal.) Disposals, toilets and tubs are cleared and checked by the cleaning staff in between guests stays. Do not flush anything other than human waste and toilet paper in the toilets. If a plumber is needed to unclog a disposal, toilet, or shower/tub line, guest will be responsible for the plumber fees.

Check-in and Check-out times
Check-in time is 3:00 pm and check-out time is 11:00 am unless previous arrangements have been made. We make every attempt to accommodate guests promptly upon arrival, but due to scheduling and room cleaning, there may be a delay in gaining access to your room if arriving prior to 3:00 pm. We appreciate your understanding. Please be advised that since this is a private condominium, there is no storage for your luggage after you check-out. If your travel arrangements require a late departure and you wish to retain your luggage in the condo, we suggest you book an additional night's stay. Please review our Check-out Procedures list which is also posted in each condo.

If the condo is not booked the night of your departure, we can offer you a late check-out for half of your nightly rate. Please be advised that this offer is only good if the condo is NOT booked the night of your check-out. In the event the condo is booked by another guest, the late check-out will not be offered and check-out time will remain at 11:00 am.

Noise Concerns
These condos are located in a residential/hotel building. We kindly ask you to be respectful of your neighbors in condos surrounding the one you rent. Quiet hours in the building are from 10:00 pm to 7:00 am. Late night parties and loud discussions on the lanais after 10:00 pm will not be tolerated.

Parking
In the event you plan on renting a car, parking in the buildings is included with your rental at no additional cost. Please be advised that the maximum height for any vehicle entering the garage is 6'-2". When renting a car, particularly a SUV, verify the height with the rental agency prior to collecting the car. Waikiki Ocean View Condos accepts no responsibility for damages to any vehicle or loss of personal items when parked in or entering/leaving the garage. Upon departure, parking passes must be left inside the condo to avoid a $150 replacement fee.

Additional Guests
If you arrive with additional guests over the number of guests quoted in your original invoice, or additional guests join you during your stay, you will be charged an additional rate of $10 per day plus tax per additional guest for the length of their stay in the condo. Additional cleaning fees of $10 nightly will also be applied.

Lost or Missing Keys
Due to the high cost of the electronic security keys, any lost security key will be replaced at a cost of $50.00 each and will be charged to your account. It is your responsibility to leave all sets of keys, key fobs or garage keys in the condos when you check-out. In the event you find a missing key later in your luggage or on your person and a fee has been charged to your account, you will be credited the amount less a $10 processing fee once the key is returned. In the event the locks must be changed, you will be charged $200.

Lockout Charges
Please keep a key with you at all times to prevent accidental lockouts. In the unfortunate event you're locked out of the condo without keys, a $50 lockout charge will be assessed for someone to come and let you in your property, regardless of circumstances. It is the responsibility of all occupants and guests of the condo to verify when leaving they have their keys, and the door to the condo is properly closed and locked.

Electronic Door locks
Waikiki Ocean View Condos uses electronic locks on all our condo locking doors. Upon entering the 4 digit entry code on the keypad (assigned at time of confirmation of your reservation), you will get a green light to turn the handle or deadbolt to open the door.Every time you depart the condo, you must manually lock the door using the 4 digit code as they do not automatically lock upon closing. If you receive a red and green light, please notify us immediately so we can change the low battery indicator for the lock.

Items Left in Units
Waikiki Ocean View Condos cannot be held responsible for personal items left in rental units. However, we will make every prudent effort to return items to you, given prompt notification of loss. Please let us know within 7 days of your departure if you wish for forgotten items to be returned. We'll ship to you, and ask you to pay the cost of shipping. Any items not claimed within 14 days will be donated to charity.

Renovations to the Condos
We continuously upgrade our properties and reserve the right to make modifications to the interiors as necessary without notice. Updated photographs will appear on the website after alterations are made to the condos.

High-speed Internet
We currently provide free, wired and Wi-Fi high-speed internet access in all of our condos. The router provides a wired means of connection and a cable is provided for your use. We also provide wireless internet access (Wi-Fi) and a network name and password will be provided upon check-in. Please be advised that we provide this access point as a courtesy to our customers, but are not able to provide technical support for your connection. If your laptop is secured with firewalls and anti-virus software you may have difficulty in connecting and we suggest you research this issue before you arrive.

Telephone Service
We currently provide free local and long distance telephone service to the United States, Canada and Puerto Rico in all our condos. Other international calls will require a calling card which is not provided.

Trash
It is the responsibility of each tenant to dispose of his or her garbage. Trash chutes are located on each floor in the laundry room. Trash should be removed from the condo upon departure.

Injury
Waikiki Ocean View Condos will not be responsible for accidents that occurred on or because of rental property. Agent will not be held responsible for acts of theft or vandalism or damage to guest's personal property.

Severe Weather and Refund Policy
Refunds will not be given for late arrivals or early departures. If hurricanes or other extreme weather conditions occur and you choose to leave before the end of your reservation, no refund will be given.

Occupancy and Age Requirements
The maximum number of persons allowed in each property is stated in the property description and on your Rental Agreement & Confirmation. Children are counted unless under the age of one (1)year old. This represents the total number of people allowed to occupy the property inside or outside, day or night. Hide-a-beds are included in capacity, but are not recommended for adult use. We are very serious about maintaining a family atmosphere for the quiet enjoyment of our guests. We do not rent to groups of teenagers with or without chaperones regardless of whether the chaperones are parents of one of the teenagers as our minimum age is 25 years old. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the party will not be permitted to check in. Violation of this policy will result in immediate eviction without refund of rent. We reserve the right to change policies, prices, descriptions and condo availability without prior notice.
